Dear Southeast Texas Resident:

Throughout time, floods have often shaken and shocked the world. Science tells us that rampaging water is so powerful that it literally shaped much of our planet's surface, cutting through mountain ranges, dislodging boulders, etc. And the Bible says that mankind's history was shaped directly by the awesome power of floodwaters in the story of Noah's Ark.

Even today, floodwaters are some of the most ferocious forces of Mother Nature, destroying buildings, bridges, homes and entire communities in their path. Virtually everyone knows what happened to the Louisiana and Mississippi coastlines when Hurricane Katrina ripped through the north central Gulf Coast in August of 2005. At least 1,836 people died in Katrina and in the subsequent floods, and it's estimated that the storm caused $81.2 billion in damages. It was the storm of the century. But a couple weeks later, Hurricane Rita arrived, hitting even closer to our homes. The third Category 5 storm of the 2005 rocked the Texas coast, causing $11.3 billion in damage. And, for the most part, the Houston city limits were fortunate enough to escape significant damages.

The companies that were most successful in responding in the wake of Hurricane Katrina were those that used their contingency plans as a model, yet adapted to best handle the needs of their buildings. While companies must be ready to adapt, there are still basic steps they can take in order to be prepared for a disaster.

As we reach the start of hurricane season, you should be putting the finishing touches on your current emergency preparedness plan.  With the bleak outlook for hurricanes in 2006, many property managers and vendors are preparing specifically for storms.  Yet the key to an emergency preparedness plan is to realize that anything can happen in or to your property, whether it is storm related, such as severe flooding, or fire, vandalism, and workplace violence. Trying to plan for only one or two possible emergencies can be futile.  Instead, develop a general emergency preparedness plan that can work for any emergency.

The State of Texas is number one. Unfortunately, in this instance, this isn’t a number one we’re grateful for. You see, Texas is the state with with the most flood/flash flood deaths in the past 36 years.* In a high-risk area, you have a 26% chance of being flooded during a 30 year mortgage, compared to a 9% chance of fire.
